Buy some advertising. Though you may not be happy about spending money on advertising, it does work. Look at real estate books, paper ads, and magazines for locals. Find out what it will cost you to advertise with them and consider it a good investment. List the house on an online home selling site. They do cost money, but are quite reasonable and most buyers will go to those sites first to see what is available.

The pictures you take to go with your advertising are perhaps one of the best tools you have to draw attention to your house and its very best features. If your rooms are cluttered or small, remove some items and stage an attractive setting, just for the pictures. A well placed and clear photo of your house as the main photo in the listing can make a big difference in interested buyers.

Throw an open house for all who might be curious. Be sure to fix up and clean up first, and then schedule the event that allows several people to come around at once. Providing flyers with simple information, a picture or two, and contact information can be set out on a central table. Providing a spec sheet, too, along with local amenities and other positives about the house can be taken along and shown by word of mouth to others who didn’t attend the event.
